Storey-by-storey refresh minimises disruption

One of Auckland’s first retirement facilities, the ever-popular Selwyn Village is known for its natural surroundings and midcentury charm.

A low-rise, 1960s building needed to be refreshed and remodelled since it was last done up in the early 2000s. The works would also allow more natural light into the 50 apartments, while retaining the structure’s appeal.

Resident well-being is highest priority

Selwyn Village is home to 560 residents, all over 65 and many with mobility or health challenges. As in all things, the Selwyn board wanted their well-being prioritised during construction. It went looking for a partner who could minimise disruption and keep entry points safe and accessible so families and friends could visit at any time during construction.

Following a tender process, the Selwyn board selected Expedite, impressed by our recommended approach – we look beyond how construction projects are traditionally managed.

We call that our White Glove Service, a way of working that centres the needs of the people who live or work in a space.

Budget set in stone

A charitable organisation, Selwyn had to account for every dollar it spent. Expedite could offer pricing certainty by taking a whole-project view. The fixed price contract accounted for strategy, design, buildability and costs, so we could fully manage – and be accountable for – the budget at every stage. 

 

Innovation in construction phasing

Expedite designed a phased approach, with each storey completed consecutively and within three weeks. This reduced the time residents would need to relocate to other village accommodation. That made a much more comfortable construction period for residents – people could mostly stay in their homes – and saved Selwyn significant rehoming costs.

A designated contact person for the residents remained on-site to answer any questions, and a booklet outlined details and key dates to help with planning.

Fresh approach wins board approval

Coming to the project in its early stages, Expedite assessed its scope and unusual limitations. Our resulting approach won board approval after it had declined three previous bids from other consortiums.

Design oversight and viability

Expedite partnered with AWA, Selwyn Village’s architect of choice. We oversaw all design and architecture of the Lichfield Towers, challenging and testing the products and ideas they suggested.

Project management and construction

To deliver the tower refurbishment on time and on budget, Expedite carefully planned, coordinated, and delivered every stage. This also meant streamlining communication, managing contractors, and keeping the project aligned with the success factors from start to finish.
